Maintaining your septic system is important to the proper operation of your system.

Out of sight and out of mind - Does this describe your relationship with your septic system? If you
are like most homeowners, you probably never give much thought to what happens to what goes
down your drain. But if you rely on a septic system to treat and dispose of your household
wastewater, what you don't know can hurt you. Proper operation and maintenance of your septic
system can have a significant impact on how well it works and how long it lasts.
It is important to maintain your septic system for many reasons. The first is money. Failing systems
are expensive to repair or replace, and poor maintenance is a common cause of early system failures.
The minimal amount of preventative maintenance that septic systems require costs very little in
comparison to repairing or replacing a septic system. Secondly, if your septic system fails,
inadequately treated household wastewater is released into the environment. Any contact with
untreated human waste can pose significant health risks, and untreated wastewater from failing
failed septic systems can cause property values to decline. Sometimes building permits cannot be
issued or real estate sales can be delayed for these properties until systems are repaired or replaced.
To properly maintain your septic system, you should pump and clean your tank every 3 years. To
clean your tank properly, you must uncover the main cap(s) that are on your septic tank. These cap(s)
will more than likely be buried. You can not effectively pump your tank from the 6" caps or risers.

In Arizona, any person selling or transferring ownership of a property served by an on-site
wastewater treatment facility (including a conventional septic tank system or an alternative on-site
wastewater treatment facility) must retain a qualified Inspector to inspect the facility within six
months prior to transferring ownership of the property.
The Inspector must complete a Report Of Inspection form and provide it to the seller. If there is
more than one on-site system in use on the property, the Inspector shall complete a Report of
Inspection form for each system.
Before the transfer date (closing date) of the property, the seller shall provide the buyer with the
completed Report of Inspection form and any other documents in their possession that relate to
the permitting or operation and maintenance of the septic tanks systems or alternative on-site
wastewater treatment facility. The Buyer must retain these forms after receiving them from the
Seller.
Within 15 calendar days after the date of property transfer, the Buyer shall submit a complete
Notice of Transfer form for the change of ownership, and file it with the applicable agency indicated
in the Notice of Transfer instructions. Information from the Report of Inspection form is needed to
fill out the Notice of Transfer that must be submitted by the Buyer.
